How To Do Home Staging
To Bring The Most Profits
The
housing market has taken a little dip in recent months. This means that
it has become a little harder to sell that home. One way that has been
recently taking off to help
the sale go through is called home staging. It is a proven way to help your
home sell faster and have buyers ready to do business with
you. Here is what you need to know about home staging and how to bring
you the most profits from the sale.
One of the main reasons for
staging is to make the
home appear more desirable to the potential buyers. Most
people keep a lot of extra things in their rooms simply because it has
accumulated over time. These things make your home more comfortable to
you and it is the way you want it to be.
When a buyer sees it for the
first time, however, you want to make it
appear desirable to their eyes. Home
staging creates for your visitors the "illusion" of being brighter,
larger, cheerier, cleaner, and just the way they would like it type of
atmosphere.
If makes them want to get in their car and run out to their lender
before anyone else buys "their" home. Home staging has proven its worth
in recent years and even now has become an
international business.
There are a number of things
that you can do on your own to perform your own home staging. There are
all kinds of home staging levels that you can go to, including renting
all new furniture and curtains (if it needs it) - if you have the
money. Most people, however, can do a number of simpler things to home
stage your own home. Here are a few tips that will definitely help your home to
appear more attractive.
1. Let the light shine
in. There generally is nothing that will make a home look
bright and cheery like a good portion of sunshine. Open those blinds
and curtains. This will do wonders for people's impressions of your
home. Turn all the lights on, too, for your visitors, which will even
increase the bright look.
2. Clean the windows
and the rooms. You know very well that if all the curtains
and blinds are open, that your windows will be instantly noticeable. Clean glass makes a
house shine and will speak wonders for you and your home. A sparkling kitchen and bathroom
will also greatly increase the attractiveness of a home.
3. Reduce clutter.
All of those extra little items that you say make your house like home
- has to go. All the knickknacks, family portraits, loose items, needs
to be put away. The idea is that you want to create space - livable
space. You want to reduce all the items (furniture, too) in each room
by about half. Put it in the garage, or in storage if you need to. This
way your visitors can visualize their own furniture in your rooms -
makes it easier for them to personalize your house as being theirs. The
more open space gives your house that larger appearance.
4. Paint.
After you have reduced the contents of
the rooms, it will be much easier to paint. If the walls are in good
shape this may not be necessary. But if there are holes in the walls,
and dirt smudges, or the paint is faded, be sure to fill in the holes
and give it a new coat of paint. Light colors are preferred - even
white.
5. Clean the yard.
Make sure that the house can be easily seen from the street. Trim or
remove hedges that block the view. You will want to make their first view of the house, which is
what they see from the street, as attractive as possible.
Home
staging can be done on your own - at least for many homes. Let the
natural features of the house stand out. After all, isn't that what the
buyers are looking for? Home
staging gives you the opportunity to sell your house quicker, and at
the price you want.
